Q: Are there any other fees in Sun Lakes?
A: Apart from the HOA fees, there are a couple of other fees to consider:
1: In Sun Lakes # 1 and Cottonwood / Palo Verde there is a CIF (Capital Improvement Fee) which goes towards general improvements in the facilities. Clubhouse, restaurants, pools etc..
This fee is generally paid by the Buyer, but can be negotiated at the time of purchase between the Buyer and Seller.
HOA # 1 Capital Improvement Fee = $1000
HOA # 2 Capital Improvement Fee = $1092
There is currently no Capital Improvement Fee for HOA # 3.
2: Occasionally, an HOA can request a Special Assessment which is voted on by the homeowners. This can be for a major remodel of the common-use areas or generally more substantial improvements than those covered by the Capital Improvement Fee.
